139-Acre Makongeni Redevelopment Set to Become Nairobi’s New Model City

NAIROBI, Kenya- Makongeni Estate is poised for a major overhaul following the government’s approval of a new 139-acre masterplan under the Affordable Housing Programme.

The project, located in Makadara Constituency, is one of the most ambitious urban renewal efforts in Nairobi. The government has already compensated 3,600 residents, paving the way for construction to begin.

Anchored in President William Ruto’s broader housing agenda, the redevelopment will be executed by the State Department for Housing and Urban Development.

A government blueprint describes the Makongeni redevelopment as a model project expected to set the standard for future affordable housing and urban renewal initiatives across Africa.

The masterplan integrates residential neighbourhoods with commercial centres, education facilities, health services, green parks and critical utility infrastructure—creating what officials describe as a sustainable, inclusive and economically active urban community.

The planning and consultation process, which began in March 2024, brought together industry experts, community stakeholders, local leaders and other public representatives.

According to the land-use breakdown, at least 75 acres will host residential housing. An additional 12 acres have been allocated for commercial and mixed-use developments, 8 acres for education and childcare facilities, and 5 acres for health and wellness infrastructure.

Another 20 acres will be reserved for green and recreational spaces, while 4 acres will support social and civic amenities.

A further 15 acres have been earmarked for infrastructure and utilities—including sewage treatment facilities, solar fields, transport hubs and related services.

President Ruto has previously described the project as a model urban neighbourhood designed to “blend residential areas with commercial spaces, green parks, schools, hospitals and essential utilities—all within walking distance.”
