NAIROBI, Kenya — The Emani Business Center, once home to the former ruling Jubilee Party under retired President Uhuru Kenyatta, has been put up for auction for the third time in 2025 as its chargee moves to recover an outstanding loan.
In a public notice dated November 24, Philip International Auctioneers announced that the seven-storey commercial complex along Thika Road will be sold on December 5, citing statutory provisions under Sections 90 and 96 of the Land Act and the Auctioneers Rules of 1997.
“Duly instructed by our principals, the chargee… the property listed below, along with all improvements, will be sold by public auction,” the notice stated, signalling renewed efforts to dispose of the high-value asset.
The building, which previously served as Jubilee’s headquarters before the party relocated to Kileleshwa in 2022, has faced repeated auction attempts—first in August 2022, and subsequently in March and November 2024. A separate auction notice earlier this year also scheduled a sale for May 6, 2025, though it did not proceed.
The upcoming December auction is set to take place at the auctioneers’ Kileleshwa offices beginning at 11:00 a.m.
The Emani Business Center, sitting on a 0.2277-hectare plot, features two basement levels, a powerhouse, a sentry house and approximately 95 parking slots.
According to the latest valuation details in the auction notice, the building generates an estimated monthly rental income of Sh8 million, underscoring its appeal in Nairobi’s commercial real estate market.
The complex is supplied with mains water and electricity and includes additional storage through underground and rooftop tanks. The title is held under Farmers Industry Limited on a 99-year lease running from January 1, 2001, leaving about 76 years on the leasehold.
Prospective bidders will be required to:
- Inspect the property and conduct independent due diligence, as the auctioneers offer no guarantees.
- Pay a refundable deposit of Sh5 million to obtain a bidding number.
- Pay 10pc of the purchase price immediately to the chargee if declared the winning bidder;
- Clear the remaining 90pc within 90 days; failure to which the deposit will be forfeited.
Auctioneers emphasized that the sale will proceed strictly on an as-is-where-is basis.

The building gained national attention during the Jubilee Party’s years in power, hosting key political meetings and media briefings. Its repeated auction listings have fueled speculation over the financial strain facing entities associated with the former ruling coalition.
With its prime location and strong rental yield, the December 5 auction is expected to draw significant interest from commercial investors seeking strategic property along the Thika Road corridor.
Whether this round will finally secure a buyer remains to be seen, but the chargee has made clear that statutory procedures for disposal are now fully underway.
